I saw a few shingles in my driveway after a high wind came through this summer.
It was easy to see that they came off my pool room addition roof which was built in 2002.
24 years years is about right for inexpensive asphalt shingles so I called a company to come over and give it a free inspection and quote for the job.I won't mention the name.
The fellow gave it a good look and had a good presentation of their product choices and a quote of $200/mo. for 10 years or 24k for a simple reshingling of 950 sq./ft.
I don't know if he figured 10 or 11 squares,but I thanked him for his time and figures.
A minute after he left I contacted another company and that guy came over and did the same look and figuring and told me "$5385.00.
I called my bank and came away with a $136.00/mo. loan for 4 years for the job.
It's good to get a second opinion.
They'll be here by the end of the week for a single day of work.
And some of my friends have hired this company in the past and liked them.

About three months ago I had about 1600 square feet done for a little less than $12K, so your second opinion sounds pretty close to what mine wound up being. Also, about two weeks after mine was done, we got an offer in the mail from a roofing company and their offer was about $100 higher than what I paid. Since I hadn't sought a second estimate, felt pretty good about that. We had used this company in the past, but not for a full roofing job, and they did good work and dependable.

.... does steel typically cost more/less than asphalt shingles?
We had the shop re-shingled a couple of months back .... 32' X 18' [plus overhang] .... contractor with excellent reputation / 35-year asphalt shingles / straight-forward gable roof / proper underlay, drip edge, etc. / everything all cleaned up .... worked out to a little less than $3.70 Cdn. cash per sq. foot. IF I'm using the right conversion table that's about $2.50 US per sq. ft.
My mother just had her house re-shingle and two layers torn off. New roof vents and fixed chimney cap along with repairing gutter system and reshingling the garage. $12,300. We got three quotes and they were all about the same but did not include all the extras. It pays to get more than one or two quotes and opinions.
she is 89 years old and they did not take advantage of her. One day and done and did a nice job and cleaned up all the mess. I could not be happier!!!
