I had a squatter once in an apartment I owned. I used my roofing crew for a quick rough up and eviction. As a result, I paid a $300 fine and was not allowed near the building till he was completely out. Good thing my neighbor was the judge, or I would have been in cuffs.

I used to be in property management in my company and helped to rent employee housing while they were overseas on a job. I could tell you tales about rental property that you wouldn't believe.

It made a believer out of me. I would NEVER own rental property and go through that again.

The squatter issue, like the non-eviction issue, has caused many a residential rental to be converted to short term only (airbnb) because the investors became worried about losing control of their property. The housing shortage is caused by laws and policies and codes. There is plenty of housing IF owners are allowed to rent it AND are their Rights are protected by laws. I could put six tiny homes on an empty lot and provide affordable housing for local workers but that is not allowed. Many a senior is living alone in a large house with empty bedrooms but they are not allowed to make them rentals, etc.

I see some humorous arguments, but the idea that landlords are turning to a significantly more profitable venue because of eviction issues is particularly cute. "Yeah, Bob, I really wanted to make less money but..." 

The majority of current home sales are to hedge funds and other institutional corporations with the intention of renting them, making it significantly harder for folks trying to buy a home, the law does not seem to not be preventing home rental from being a solid capitalist investment. The majority of "squatter" issues occur in communities where people are trying to grab a quick buck of low income communities - caveat emptor.

Ive rented lots of homes to really good people and only had one deadbeat. There is some things law enforcement is not allowed to tell you about squatters....if you throw them out, you will get your day in court if charges are even pressed and they wont show up. Why? because what they are doing is illegal and purjury is a felony. They also need a car and money to get to court.

I always do month to month. That way they have to "earn" staying the next month. I let a deadbeat slide until he owed me 5 grand once. Had all the excuses. His lease agreement was not renewed because he didnt pay and he refused to leave. My friends and I threw his s*** on the curb and waited for him to try ro get in after we changed the locks. He tried to break into the house so he was arrested on the spot. In court he tried to argue he was a tenant but I had proof his tenancy expired. He only spent 10 days in jail and he didnt refuse to leave jail ... lol
