This is a note from the real estate fellow:

I am sending you the papers today by regular mail to list the lots. I am tired of waiting on other people who never get the job done. The attachments are pictures I took that will be included in the MLS listing.



I am going to be so frank that it hurts. This is my opinion. First, these lots are worth very little to anyone. They will be purchased by rednecks or “shiners” who want to raise a little hell near the water. The land is rough; the neighbors are rough; this is, “bring your own banjo” territory. Second, unless we pay a decent commission, it will be impossible to get an agent motivated to pack a lunch and drive that far. I would not send any woman and very few men back there who can not use a gun and a compass.


I would price all the lots together for a total of $3,000.00. I would pay a commission of $1000 split 50/50 with a selling agent. If another agent sells the lots, the other agent gets $500.00. That is the highest commission rate I have ever suggested and it may not be enough. We may have to raise the commission rate to the other agents if it does not sell quickly.


The good news is that the people of that area have their own communication system. When the word get out that something is for sale, I may get a few calls. Many of them can not read so they may not know this is a bad market!!!


Also, I have exaggerated a bit but not a whole lot. I am a local native. I hunt and fish and I speak the language. I am not afraid to do a little door-to-door. They will probably steal the sign if I don’t go and talk to them.

Out of 40,000 OutHangers, I should HOPE that there are several looking SPECIFICALLY for a "bring your own banjo" kind of place.

If we each send Nancy ONE THIN DIME, she will have more than $3000, and can quitclaim the land to a charity, take a tax writeoff, and be done with it.



OOH! Wait!!
She can collect our dimes, and quitclaim it to Eric Schlange, well known Banjo Out Hanger, and he can put it up for a Monthly Drawing!
Same value as some of the banjos, and a LOT harder for an airline baggage handler to snap in two!

Nah. This one is from a relative. It's a place where strangers are NOT welcome. Nice property...on a lake and all that, but I am allergic to bullets and strange folks that shoot at you. The real estate fella is local. Speaks their language. It's real, okay. Lucky me (sigh).

i too live in ky the name logsdon has been reacurring in my genealogoy studies of my late mother.I stopped at the church in mammoth cave and saw several logsdons in the church cemetary. where in ky do you live ?

Carlos... I'm on the North Boundary of Mammoth Cave.. If you stopped at the Church and Floyds Grave and looked Due North, six miles away on the other side of the river, the first house is mine and theres nothing but nature between..!! Lots of different bunchs of logsdons.. I'm out of that mean bunch that crossed with the Original McCoys at Northtown, the land now mostly took up by the park...

Beware....this may be someone who recognizes a nice piece of property and telling you a bunch of stuff so that they can get it cheap!

They're not making much lakefront property anywhere. Regardless of where it is, I suspect that it's worth a good deal more than 3 grand.

Nancy, listen to WKB.... I inherited some property in Alabama that was said to be worth, and actually assessed by the tax man at only $7,000. They failed to mention that there was $80,000 worth of lumber growing on it!

This property I have never seen. Probably never see. The story here is that I have an attny, and an agent, and they have it listed with a real estate agent. I figure that they can handle the property. I know nothing of this, but left it up to the ones that I hired to settle, sell, or whatever. Call it trust, but you just gotta trust when you can't be there yourself. Actually, I have no interest in owning this property, be it on the lake or what. It's part of the estate that I inherited, and don't ask. I don't know a thing about all that either. I hired people to take care of all that.

I have kept Hugh and Brother Jeeter informed of all this. They are kind enough not to give advice. But they are aware of this, and have been all along.
